PROJECTS UNDER DEVELOPMENT

EXPO - POST FALLS, ID (NWC I-90 & PLEASANT VIEW RD): A mixed use development of 318 acres in Northern Idaho. Woodbridge consisting of 77 acres of single family residences including a 270 Residential Lot Subdivision is completed and completely occupied. Power Center has been subdivided and marketed for retailers, hotels and restaurants. Expo Commerce Park, currently under development, consists of a Tech Park, Industrial/Commerce Park, Hotels, and Restaurants (More).

UNIVERSITY PARK – SAN BERNARDINO, CA (NWC UNIVERSITY PKWY & NORTH PARK BLVD – ACROSS FROM CA ST UNIV SAN BERNARDINO CAMPUS): University Park is a "branded" master planned community situated on 134 acres beneath the Arrowhead Mountains adjacent to the campus of The California State University at San Bernardino (More).

The Promenade – Situated next to the Shops is a Live-work and residential development, with 112 attached and detached single family residences some abutting the hillside, 53 Live-work dwellings and a Corporate Condominium, for a total of 166 residences. In addition to these dwellings there is a proposed recreation building of 1,360 sq. ft. a pool, barbeque picnic area, Public Park and a trail system for residence use.

The Shops – Located immediately across the street from CSUSB Campus consisting of 15,234 sq. ft. retail shopping center and a plaza area for outdoor activities and relaxation. Open areas with trellised seating, misters in the trellises so people can visit and stay cool in the summer time, over 5,000 sq. ft. of landscaping and Public Art fountain on display. Also located in the Shops area is the University Building, to be donated by Watson & Associates to CSUSB, consisting of 11,525 sq. ft. interior space and 2,350 sq. ft. roof deck. There will be a dedicated Public Art piece in the exterior courtyard. The buildings use is proposed for Advanced Placement offices and a conference center. Together the Shops and the Promenade have been designed to have a University Village feel and function.

The Art Colony – The Colony is a community of twenty-two live/work residences. The homes are two and three story detached dwellings containing up to 2,500 sq. ft. of residential floor area plus an additional 400 sq. ft. of studio/work space. The residences will have private court yard areas, lofts and enclosed garages. The homes are nestled adjacent to an existing levee (water course) and have views of CSUSB, the surrounding mountains and rugged flood plains. The elevations are done in a techno-industrial style that will be cutting edge for this residential locale but is also consistent with the University's building program. The project has been branded by the art faculty as an "Art Walk Site". Located a 10 minute walk from the University, it is an ideal location for faculty to live, create and display their art at monthly community open houses, dubbed "Friday Night Art Walks." The project incorporates significant guest parking and a 1/2 acre art theme children's park showcasing public art works created by community members.

Regency – Located between the Promenade and Art Colony is a residential subdivision of 105 residences with 4 floor plans ranging from 2,801 to 3,774 sq. ft. Also included in the Regency development are 2 parks Regency and Collegian Park.

VALLEY VIEW ESTATES – SAN BERNARDINO, CA (NE QUADRANT OF FOOTHILL DRIVE & STERLING AVENUE – ADJACENT TO THE ANGELES NATIONAL FOREST): This Project is a master planned, upscale hillside residential development of approximately 70 home sites ranging from 10,800 to over 20,000 sq. ft. located on 144.5 acres adjacent to the Angeles National Forest in San Bernardino California. Only half of the site will be developed with homes, leaving some 60 acres as open space, including a community public park crisscrossed with trails leading to the national forest land adjacent to the Site. This includes a Native Oak and Walnut forest consisting of more than 600 trees that will be planted by the CSUSB Science Department, and paid for by Watson and Associates (more).

PINE AVENUE-SAN BERNARDINO, CA (VERDAMONTE AREA), CA: The Pine Trails project consists of 39 hillside home sites with a minimum of 10,800 Sq. Ft. integrated into a new 2.5 acre greenbelt park that includes commissioned public sculpture, a tot lot, reading benches and strolling trails. The site borders the California State University at San Bernardino mountain trail system and has views of the surrounding mountains and valley floor. Enhancements to trails include developing trail heads, maps of the trail system and environment-related literature describing flora, fauna, and typical habitats in the area.

FIESTA PLAZA - PHASE I - HUNTINGTON PARK, CA (NEC RITA & FLORENCE): Rehabilitation of Ralph's shopping center. Market converted to retail operation. Approximately 13,500 sq. ft. of retail space added. Total G.L.A. 48,916 sq. ft. Completed December, 1988. In 1997 decreased amount of retail space to 32,271 sq. ft. Tenants include Baskin Robins, Fiesta Market, Yoshinoya West, Cameron Pharmacy and H. Kings Buffet. Completed 1987 (Fiesta Plaza Overview) (Fiesta Plaza Phase 1).

DAISY VICTORIAN PLAZA - HUNTINGTON PARK, CA Redevelopment project. Due to accelerating land costs, the City was unable to deliver the entire site necessary to develop the commercial shopping center. The balance of the site was converted to 2 projects. A 60-unit condominium project and 46-unit condominium project were constructed. All approvals were obtained and the project was sold June, 1989. Completed 1988.
