J.R. Watson & Associates Development Corp, was founded in January 1972 by James R. Watson, President and CEO. Before forming the Company, Mr. Watson received a Bachelor of Sciences Degree in Real Estate Finance from San Jose State after which he spent 1967 – 1971, as Chief Real Estate Appraiser and Director of Real Estate for Downey Savings and Loan.

Since its inception, the Company has focused on high quality, community sensitive development of mixed-use, residential, retail and office complexes exceeding $1 Billion in market value. With more than 35 developments in California, Oregon, Idaho and Washington. J. R. Watson & Associates Development Corporation prides itself on consistently developing projects that set new and higher standards for the community aesthetic. Residential projects by J. R. Watson & Associates Development Corporation integrate the environment and a sense of community into warm, inviting living spaces.

The Company has also developed over one million square feet of neighborhood, downtown and specialty shopping centers that reflect this sensitivity to community needs. Furthermore, J. R. Watson & Associates Development Corporation have completed over 25 redevelopment projects throughout Southern California.

In 2010, James R. Watson received an Honorary Doctorate of Humane Letters from California State University of San Bernardino, CA in recognition of his many accomplishments and his and his wife, Judy Watson’s extensive contributions to the University and the community. Watson & Associates have developed an impressive array of properties in Oregon, Washington, Idaho, and Central and Southern California. Over 60 commercial and residental developments have resulted in homes and jobs for countless people in the areas served.

Projects Under Development

 

EXPO - POST FALLS, ID (NWC I-90 & PLEASANT VIEW RD): A mixed use development of 318 acres in Northern Idaho. Woodbridge consisting of 77 acres of single family residences including a 270 Residential Lot Subdivision is completed and completely occupied. Power Center has been subdivided and marketed for retailers, hotels and restaurants. Expo Commerce Park, currently under development, consists of a Tech Park, Industrial/Commerce Park, Hotels, and Restaurants.

UNIVERSITY PARK – SAN BERNARDINO, CA (NWC UNIVERSITY PKWY & NORTH PARK BLVD – ACROSS FROM CA ST UNIV SAN BERNARDINO CAMPUS): University Park is a "branded" master planned community situated on 134 acres beneath the Arrowhead Mountains adjacent to the campus of The California State University at San Bernardino.

The Shops – Located immediately across the street from CSUSB Campus consisting of 15,234 sq. ft. retail shopping center and a plaza area for outdoor activities and relaxation. Open areas with trellised seating, misters in the trellises so people can visit and stay cool in the summer time, over 5,000 sq. ft. of landscaping and Public Art fountain on display. Also located in the Shops area is the University Building, donated by Watson & Associates to CSUSB, consisting of 11,525 sq. ft. interior space and 2,350 sq. ft. roof deck. There will be a dedicated Public Art piece in the exterior courtyard. The buildings use is proposed for Advanced Placement offices and a conference center. Together the Shops and the Promenade have been designed to have a University Village feel and function.

The Promenade – Situated next to the Shops is a Live-work and residential development, with 112 attached and detached single family residences some abutting the hillside, 53 Live-work dwellings and a Corporate Condominium, for a total of 166 residences. In addition to these dwellings there is a proposed recreation building of 1,360 sq. ft. a pool, barbeque picnic area, Public Park and a trail system for residence use.

The Art Colony – Like the Promenade the Art Colony contains Live-work residential dwellings. The architecture consists of a unique ‘Cubist’ or ‘Techno-Industrial’ cutting edge design for this residential locale but is also consistent with the University Park Development architecture. Located within a 10 minute walk from the University, it is an ideal location for faculty to live, create and display their art at monthly community open houses, dubbed "Friday Night Art Walks." The project incorporates significant guest parking and a 1/2 acre art theme children's park showcasing public art works created by community members.

Regency – Located between the Promenade and Art Colony is a residential subdivision of 105 residences with 4 floor plans ranging from 2,801 to 3,774 sq. ft. Also included in the Regency development are 2 parks Regency and Collegian Park.

Heights – Is an up-scale semi-custom residential with estimated home sales pricing from the high 700k to 900k range, plus options and consisting of 54 residences, located 75-250’ above Regency giving the residence a beautiful view of the surrounding area.

WESTRIDGE – SAN BERNARDINO, CA (NE QUADRANT OF FOOTHILL DRIVE & STERLING AVENUE – NEAR THE ANGELES NATIONAL FOREST): This Project is a master planned, upscale hillside residential development of approximately 70 home sites ranging from 10,800 to over 20,000 sq. ft. located on 144.5 acres near the Angeles National Forest in San Bernardino California. Only half of the site will be developed with homes, leaving some 60 acres as open space, including a community public park crisscrossed with trails leading to the national forest land adjacent to the Site. This includes a Native Oak and Walnut forest consisting of more than 600 trees that will be planted by the CSUSB Science Department.

PINE AVENUE-SAN BERNARDINO, CA (VERDAMONTE AREA), CA: The Pine Trails project consists of 39 hillside home sites with a minimum of 10,800 Sq. Ft. integrated into a new 2.5 acre greenbelt park that includes commissioned public sculpture, a tot lot, reading benches and strolling trails. The site borders the California State University at San Bernardino mountain trail system and has views of the surrounding mountains and valley floor. Enhancements to trails include developing trail heads, maps of the trail system and environment-related literature describing flora, fauna, and typical habitats in the area.

ART COLONY-SAN BERNARDINO, CA The Colony is a community of twenty-two live/work residences. The homes are two and three story detached dwellings containing up to 2,500 sq. ft. of residential floor area plus an additional 400 sq. ft. of studio/work space. The residences will have private court yard areas, lofts and enclosed garages. The homes are nestled adjacent to an existing levee (water course) and have views of CSUSB, the surrounding mountains and rugged flood plains. The elevations are done in a techno-industrial style that will be cutting edge for this residential locale but is also consistent with the University's building program. The project has been branded by the art faculty as an "Art Walk Site". Located a 10 minute walk from the University, it is an ideal location for faculty to live, create and display their art at monthly community open houses, dubbed "Friday Night Art Walks." The project incorporates significant guest parking and a 1/2 acre art theme children's park showcasing public art works created by community members.

CHERRY VALLEY–CALIMESA, CA (SEC INTERSTATE 10 & CHERRY VALLEY BOULEVARD): Approximately 4 acres proposed freeway-oriented development located in one of the fastest growing residential areas in Southern California.

RIDGECREST PLAZA - RIDGECREST CA Safeway, Thrifty, Sprouse-Reitz, Colony Kitchen; 16,000 sq. ft. of shops. Approximately 82,000 sq. ft of G.L.A. Completed 1973.

SUNNYMEAD PLAZA - SUNNYMEAD, CA (SWC HEACOCK & SUNNYMEAD BLVD.): Safeway, Thrifty, Sprouse-Reitz. 17,000 sq. ft. of shops. Approximately 80,000 sq. ft. of G.L.A. Completed 1973.

FAIRWOOD SHOPPING CENTER - SPOKANE WA Albertson's, Thrifty, Old National Bank, Tru-Value Hardware, Great Western Savings and Loan. 60,000 sq. ft. of shops. Approximately 105,000 sq. ft. of G.L.A. Completed 1974.

OCEANSIDE PLAZA - OCEANSIDE CA Safeway, Thrifty, Sprouse-Reitz, U.S.A. Oil, Santa Monica Federal Savings and Loan. 16,000 sq. ft. of shops. Approximately 85,000 sq. ft. of G.L.A. Completed 1976.

THE MAIN-OCEAN PLAZA - SEAL BEACH, CA (NEC MAIN & OCEAN): 7,800 sq. ft. of retail and office space. Completed 1976.

BAY CITY CENTER - SEAL BEACH, CA (5TH & PACIFIC COAST HIGHWAY): Within the redevelopment area; specialty center, retail/office buildings, Seafood Broiler, McDonald's, E.F. Hutton. Approximately 50,000 sq. ft. of G.L.A. Completed 1981.

SOUTH GATE PLAZA - SOUTH GATE, CA (NEC PALM & LONG BEACH BLVD.): Redevelopment project. Alpha Beta Market, Sav-on. 30,000 sq. ft. of shops. Approximately 80,000 sq. ft. of G.L.A. Completed 1981.

TYLER HOME CENTER - RIVERSIDE, CA: National Lumber, Sofa Factory, Mr. Bare Unfinished Furniture, Carpet Warehouse, and H. Fields Piano. Approximately 100,000 sq. ft. of G.L.A. Completed 1981.

DEL AMO/PIONEER CENTER - CERRITOS, CA (NEC DEL AMO & PIONEER): Redevelopment project. Total rehabilitation of shopping center including conversion of Alpha Beta Market to Holiday Spa, rehabilitation of balance of buildings and parking lot. 15,000 sq. ft. of new buildings added. Approximately 65,000 sq. ft. of G.L.A. Completed 1982.

LUGO PLAZA - HUNTINGTON PARK, CA (SWC SLAUSON & PACIFIC): Redevelopment project. McDonald's, China Express, office and retail. Approximately 31,730 sq. ft. of retail and office space. Completed 1986.

PLAZA LA POPULAR - HUNTINGTON PARK, CA (PACIFIC AVENUE): Redevelopment project. Approximately 38,000 sq. ft. of retail and office space in a three-story building. Open mall from public parking to Pacific Avenue. Completed 1986.

SEVILLE CENTER - HUNTINGTON PARK, CA: Redevelopment project. Sold development for development of medical retail stores. Completed 1986.

5TH & HILL - OCEANSIDE, CA (5TH & HILL STREET): This project was processed through the governmental agencies in the redevelopment project area. Plans were prepared and the project was sold with approvals and plans. Completed 1987.

MAYWOOD CENTER - MAYWOOD, CA (NEC ATLANTIC & SLAUSON): City redevelopment project. Southland 7-11, Little Caesar's Pizza, Wendy's Hamburgers and shops. 25,500 sq. ft. of G.L.A. Completed 1987.

STAFFORD CENTER - HUNTINGTON PARK, CA (SEC STAFFORD & SLAUSON): Redevelopment project. 6,800 sq. ft. of medical offices. Completed 1987.

FIESTA PLAZA - PHASE I - HUNTINGTON PARK, CA (NEC RITA & FLORENCE): Rehabilitation of Ralph's shopping center. Market converted to retail operation. Approximately 13,500 sq. ft. of retail space added. Total G.L.A. 48,916 sq. ft. Completed December, 1988. In 1997 decreased amount of retail space to 32,271 sq. ft. Tenants include Baskin Robins, Fiesta Market, Yoshinoya West, Cameron Pharmacy and H. Kings Buffet. Completed 1987.

DAISY VICTORIAN PLAZA - HUNTINGTON PARK, CA Redevelopment project. Due to accelerating land costs, the City was unable to deliver the entire site necessary to develop the commercial shopping center. The balance of the site was converted to 2 projects. A 60-unit condominium project and 46-unit condominium project were constructed. All approvals were obtained and the project was sold June, 1989. Completed 1988.

FIESTA PLAZA - PHASE II - HUNTINGTON PARK, CA (NEC FLORENCE & PACIFIC): Redevelopment project. Retail. Total of 15,078 sq. ft. of G.L.A. Completed 1989.

FIESTA PLAZA - PHASE III - HUNTINGTON PARK, CA (NEC FLORENCE & PACIFIC): Redevelopment project. Retail and office. 30,007 sq. ft. of G.L.A. Completed 1989.

GATEWAY COMMERCIAL - PICO RIVERA, CA (SWC MILLUX & WHITTIER): Redevelopment project. Retail 31,956 sq. ft. of G.L.A. Completed 1989.

JOSHUA CENTER - HUNTINGTON PARK, CA (SEC SANTA FE & GAGE): Redevelopment project. Arco Service Station and retail stores. Total of 27,340 sq. ft of G.L.A. Completed 1989.

JULIANA PLAZA - HUNTINGTON PARK, CA (NEC SLAUSON & SEVILLE): Retail, medical and office space. 20,000 sq. ft. of G.L.A. All approvals and plans were approved on this project and the project was sold 1989.

LUGO EXPANSION - HUNTINGTON PARK, CA (SEC SLAUSON & PACIFIC): Redevelopment project. 3,683 sq. ft. of retail. Completed 1989.

7115 PACIFIC BOULEVARD, HUNTINGTON PARK, CA Redevelopment project. Retail space. 5,694 sq. ft of G.L.A. Completed 1989.

PERRIS & I-60 MORENO VALLEY, CA 12 acre development including McDonalds, Wendy's, Del Taco, The Inn (motel), Long John Silver and Home Furnishing Center. Completed 1989.

LOS COYOTES CENTER - LONG BEACH, CA (LOS COYOTES/WARDLOW): Rehabilitation of Ralph's shopping center. Ralph's Market, Blockbuster Video and 12,360 sq. ft. of retail space. 45,000 sq. ft of G.L.A. Completed 1990.

FIESTA PLAZA - PHASE IV - HUNTINGTON PARK, CA (NEC FLORENCE & PACIFIC): Rehabilitation of 2-story building. Redevelopment project. Retail and office 19,057 sq. ft. of G.L.A. Completed in December, 1991.

ROBIN PLAZA - HUNTINGTON PARK, CA (SWC OF GAGE AVE. & ALAMEDA): Redevelopment project. Retail. 7,537 sq. ft. of G.L.A. Completed 1991.

MARGARITA PLAZA - HUNTINGTON PARK, CA (NWC FLORENCE & SANTA FE): Redevelopment project. Food-4-Less, Carl's Jr., Chief Auto, Radio Shack, and retail shops. 84,352 sq. ft. of G.L.A. Completed 1992. 4,164 additional sq ft completed 2001.

HOOVER MARKET PLACE - FRESNO, CA (SEC 1ST & BULLARD): 9 acre development including Albertson's Market 42,620 sq. ft. and 38,070 sq. ft. of shops. Completed 1992. 17,000 sq. ft. pad to be completed. 98,000 sq. ft of G.L.A.

NORTHTOWN PLAZA - SPOKANE, WA (SEC DIVISION & QUEEN): Blockbuster Video, Men's Warehouse and retail shops. Total 14,802 sq. ft. of G.L.A. Completed 1992.

TOLMAN CREEK PLAZA - ASHLAND, OR (NEC TOLMAN CREEK RD. & ASHLAND STREET): 11.5-acre development. Albertson's Market approximately 43,526 sq. ft., Pay Less Drug Store, 31,546 sq. ft. and 19,113 sq. ft. of shops. 94,185 sq. ft. of G.L.A. Completed 1992.

CIVIC CENTER PLAZA - OCEANSIDE, CA. (NWC CIVIC CENTER AND COAST HIGHWAY): 30,000 sq. ft. land. Approved for Retail and Condo Project. Sold the project to developer.

MIDDLETON PLAZA - HUNTINGTON PARK, CA (NORTHEAST SIDE OF FLORENCE AVENUE/MIDDLETON STREET): Approximately 5,000 sq. ft. of retail and restaurant space. Project was sold with approvals and plans in 1995.

TUDOR LANE HOMES - FIRST ST., SEAL BEACH, CA Four custom homes, from 3,000 to 4,500 sq. ft . Completed 1993.

RESIDENTIAL, WATERFRONT LOTS, POST FALLS , ID 5.3-acre site on Spokane River, subdivided into three lots. All infrastructure completed. All lots sold.

MIDDLETON APARTMENTS - HUNTINGTON PARK, CA Rehabilitation of 22 Unit apartment complex in Huntington Park. 60-year-old structure, retained the classic Spanish architecture.

PRAIRIE MEADOWS – POST FALLS, ID (NEC MCQUIRE AND POLINE AVE): 135 acres. 173 Residential Lot Subdivision lots averaging 26,000 sq. ft. per lot. Governmental approvals and construction plans for infrastructure completed. Project sold.
